Massachusetts residents have 83 homeowner and renter insurance companies from which to choose. While there is no compulsory homeowners insurance law, mortgage lenders do require home buyers to purchase homeowners insurance.
What Does a Homeowners Insurance Policy Cover?
A home insurance policy purchased in Massachusetts will cover the following:
- Damage to real property (i.e., your home's structure).
- Damage to personal property (i.e., the contents within the walls of your home).
- Additional cost of alternate living arrangements (i.e., alternate living arrangements including hotel and food for a specified period of time, during which your home is deemed uninhabitable).
- Personal liability lawsuits (i.e., protection against non-auto and non-business lawsuits).
- Medical payments (i.e., coverage for medical expenses for those who are injured in a non-auto accident on your property, regardless of fault).
Reasons for Homeowners Insurance Cancellation
Under Massachusetts law, an insurance carrier is permitted to cancel a policy at any time, until the policy has been in effect for 60 days for the following reasons:
- Failure to pay premium.
- Fraud or misrepresentation of the insured in obtaining the home insurance policy.
- Reckless acts or omissions by the insured, increasing risk of damage.
- Changes made by the insured to the property, making it uninsurable.
- A decision made by the commissioner that the policy would violate or place the insurance carrier in violation of the law.
Massachusetts law also dictates that an insurance carrier can refuse to renew a policy at the end of the term of the contract, but the insurance carrier must give the insured written notice of and reasons for the cancellation of the policy at least 45 days before the policy's expiration.
